請教個法律問題，能不能扣下DEPOSIT

一個房子，lease 5月底到期，說要買買房子，我說好啊，盡量給你靈活。 三月底說買好房子了，給我寫了個書麵通知，提早兩個月通知，要搬出去。結果貸款估值有問題，買不了了，期間各種drama不想renew.  我renew lease 都給她寫了好幾遍，各種條件。  說要month by month. 結果到4月底， 忽然說房子又可以買了。 我說你得給我兩個月通知，5月底搬出去，可以，但要付6月房租。  如果早點找到租客，  我給你返回protated.  結果找來買房，租房agent,  不肯付六月房租，說早就寫過 notice了
