SUMMARY:今天(6月4日星期五)美聯邦勞工部發布的5月就業報告低於預期,導致美10年期國債收益率大幅回落6bps至1.56%。但房貸利率價格和昨天相比隻是稍微變好,幅度遠沒有10年期國債收益率回落得那麽大。這主要是因為房貸二級市場的保障基礎是借款人的還貸能力,而10年期國債所依仗的是美國政府的還債能力,兩者在正常的經濟情況下呈現正相關的關聯,但在當前新冠疫情下,這兩種金融產品的市場風險差距會被扭曲,造成房貸利率的變動幅度與10年期國債的收益率變動幅度不同步。目前30年固定的零費用重貸利率仍維持在近期低點2.875%,15年固定為2.25%;購房貸款50萬左右,30年固定的利率為2.75%,15年固定為2.125% with 0 point, plus closing cost。
