SUMMARY:今天(4月9日星期四)發布的每周失業報告顯示,上周有創紀錄的六百六十萬人次申請失業救濟,遠超市場預先估計的五百萬。盡管如此,房貸利率並沒有因此以及美聯儲的量化寬鬆而大幅下降。究其原因,主要還是因為失業人數仍在大幅攀升。失業人數上升的勢頭不遏止住,就會有更多的人還不起房貸,房貸打包債券(MBS)也就無人敢買,相對應的房貸利率就下不來;美聯儲和各級政府當前最重要的任務,就是想盡采取各種手段,來阻止失業情況繼續惡化下去。相比之下,通過量化寬鬆無限量購買房貸打包債券以期打壓房貸利率,暫時並不是當前美聯儲工作的重點,所以房貸利率隻是在波動中緩慢下滑。但可以預見的是,一旦失業惡化的情況得到遏製,如何減輕家庭財務負擔將會成為下一步金融調控手段的重點。到那時,房貸利率將會繼續下跌,30年固定<3%的零費用重貸利率,將很可能出現。
目前重新貸款50萬的利率,30年固定的零費用重貸利率仍維持在3.25%,15年固定為2.75%;購房貸款50萬左右,30年固定的利率可以做到3.125%,15年可以做到2.625%。
美聯儲出重手救市,房貸利率重探新低指日可待!如果你想鎖定一個理想的利率,你首先應盡快選定一家貸款公司開始遞交房貸申請,著手準備材料,然後就耐心等待,等到利率滿意的時候再下手鎖定利率。現在重新貸款的人很多,各家貸款公司都在滿負荷運轉;同時現在利率變好通常維持的時間很短,如果你等到利率變好的當天再下手開始申請,很有可能會貽誤時機。
