【今日房貸利率】CA, FL, GA, IL, MD, TX, VA, WA - 3月6日星期五

SUMMARY: 盡管今天(3月6日星期五)美勞工部發布的就業報告顯示,2月份美國新增就業275,000人,失業率從3.6%降至3.5%,但金融市場仍不買賬,道瓊指數繼續大跌超過400點,熱錢繼續湧入美國債市場避險,美10年期國債的回報率今天跌至史無前例的0.74%!真可謂沒有最低,隻有更低!低利率在向你招手,省錢的曙光在前頭!

華爾街之所以忽視2月份靚麗的就業報告,主要還是因為smart money的眼光早已超越了當前的經濟狀況,已經察覺到,新冠病毒在中國的爆發,已經並將會更嚴重地影響各級生產的供應鏈條,將對世界經濟帶來重創,所以會繼續拋售風險資產如股票,而買進安全資產如美國債避險,導致美國債回報率跌跌不休。

但大家不要高興得太早,雖然美國債的回報率跌成狗,但房貸利率隻有小幅波動。其主要原因是房貸行業的處理能力已經超飽和,已無力快速處理日益增多的重貸申請。用原油市場來做類比,現在的情況就好比原油價格大跌,但各大煉油廠已經滿負荷運轉,無法再提煉更多的原油,而且因為購買汽油的人劇增,最終有可能導致加油站的汽油價格反而上漲的現象。

目前重新貸款50萬的利率,30年固定的零費用重貸利率降回3.125%,15年仍為2.75%;購房貸款50萬左右,30年固定的利率降為3.000%,15年仍為2.75%。

順便提醒一下:如果想鎖定一個理想的利率,你首先應盡快選定一家貸款公司開始遞交房貸申請,著手準備材料,然後等到利率滿意的時候下手鎖定利率。現在重新貸款的人很多,各家貸款公司都在滿負荷運轉;同時現在利率變好通常維持的時間很短,如果你等到利率變好的當天再下手開始申請,很有可能會貽誤時機。
