SUMMARY:沒有最低,隻有更低!今天(3月4日星期三),美國股市大漲500多點。通常美股漲,美國債的回報率會升高,但這次美國10年期國債的回報率卻繼續下跌,今天終於跌破1%至0.96%!這可是我們這輩子到目前為止所見到的最低的國債回報率。如果這個趨勢持續下去的話,不久的將來我們真有可能見到負利率了。
但大家不要高興得太早,利率跌得越快,反彈起來就越狠。我現在還記得2013年6月時,房貸利率幾乎一夜之間上漲超過0.5%的痛苦經曆。特別是注意本周五,美聯邦勞工部將報告2月份的非農就業報告。如果屆時報告的2月份新增就業人數超出預期,那利率很有可能止跌反彈。建議大家如果還在觀望,應及早鎖定利率。
目前重新貸款50萬的利率,30年降至史低點3.125%,15年降至2.75%;購房貸款50萬左右,30年固定的利率降為3.000%,15年仍為2.75%。
順便提醒一下:如果想鎖定一個理想的利率,你首先應盡快選定一家貸款公司開始遞交房貸申請,著手準備材料,然後等到利率滿意的時候下手鎖定利率。現在重新貸款的人很多,各家貸款公司都在滿負荷運轉;同時現在利率變好通常維持的時間很短,如果你等到利率變好的當天再下手開始申請,很有可能會貽誤時機。
