【今日房貸利率】CA, FL, GA, IL, MD, TX, VA, WA - 3月17日星期二

SUMMARY:今天(3月17日星期二)金融市場開盤時房貸利率較昨天變好,但三個小時後,受美10年期國債回報率暴漲(上漲36%至0.997%!)的影響,房貸利率的價格紛紛變差。目前重新貸款50萬的利率,30年固定的零費用重貸利率降至3.25%,15年固定維持在3.000%;購房貸款50萬左右,30年固定的利率仍為3.25%,15年仍為2.75%。

由於近期重新貸款數量大幅度增加,美聯儲新QE計劃中將的用來購買房貸證券MBS的那$200 billion,實際上隻能購買約2個月的新增房貸數量,和2009~2013年的QE規模不可同日而語,其平息市場焦慮的象征意義更大於實際意義。當然不排除美聯儲今後會繼續加碼QE,如果是那樣的話,房貸利率在今年的走勢,除了短期的上下震蕩外,應該是一個總體下行的趨勢。

在這樣的一個利率上下劇烈震蕩的大環境下,如果你想鎖定一個理想的利率,你首先應盡快選定一家貸款公司開始遞交房貸申請,著手準備材料,然後就耐心等待,等到利率滿意的時候再下手鎖定利率。現在重新貸款的人很多,各家貸款公司都在滿負荷運轉;同時現在利率變好通常維持的時間很短,如果你等到利率變好的當天再下手開始申請,很有可能會貽誤時機。
