【今日房貸利率】CA, FL, GA, IL, MD, TX, VA, WA - 3月10日星期二

SUMMARY:今天(3月10日星期二)華爾街股市反彈,美10年期國債回報率大漲50%至0.748%收盤,房貸利率繼昨天連續多次調高後,今天繼續上漲。我就納了悶了,這美國房貸利率怎麽變得跟中石化的汽油價格一個德性了——原油價格漲,它漲;原油價格跌,它還漲!

當前房貸利率?市場呈現出三個於以往不同的現象,即:

1、受各家lender的產能所限,房貸利率和美10年期國債的回報率基本完全脫鉤。在未來幾周內,房貸利率將不會和國債回報率聯動,也就是說,國債回報率下跌,別指望房貸利率跟著下跌;

2、短期利率(15年固定)和長期利率(30年固定)的差距,比以前要縮小不少。這主要是因為利率曲線倒掛造成的。現在15年固定的利率和30年固定的利率相差不了太多,您在選擇15年固定時,需要衡量一下每個月多付那麽多貸款月供是否值得;

3、自住屋和投資房的利率差距,在進一步擴大。以前同樣的房貸金額,自住屋和投資屋的利率相差約.375%~.500%;現在這利差則擴大至近1.000%。也就是說,現在是重貸自住屋的好時機,但對投資屋並不一定是。

目前重新貸款50萬的利率,30年固定的零費用重貸利率一夜間飆漲至3.375%,15年漲至3.000%;購房貸款50萬左右,30年固定的利率漲至3.25%,15年仍為2.75%。

順便提醒一下:如果想鎖定一個理想的利率,你首先應盡快選定一家貸款公司開始遞交房貸申請,著手準備材料,然後等到利率滿意的時候下手鎖定利率。現在重新貸款的人很多,各家貸款公司都在滿負荷運轉;同時現在利率變好通常維持的時間很短,如果你等到利率變好的當天再下手開始申請,很有可能會貽誤時機。<<— 這一點在昨天上午得到了完美的驗證!
