【今日房貸利率】CA, FL, GA, IL, MD, TX, VA, WA - 3月9日星期一

SUMMARY:真是令人哭笑不得。。。上周我們還在用原油價格暴跌不一定造成消費者的油價下跌,來向奇虎貸款的客戶們解釋美國債回報率和房貸利率之間的關係(點擊閱讀)。結果昨天周日就傳來驚人的信息,以沙特為首的石油輸出國組織和俄國就限產石油的談判破裂,沙特決定大幅度提高石油產量,引發原油價格暴跌,跌幅一度達到30%!

受此影響,再加上世界範圍內包括美國國內新冠病毒的感染和死亡人數繼續攀升,造成投資者恐慌性拋售,今天(3月9日星期一)華爾街一開盤,美股市道瓊指數就如水銀瀉地般暴跌1,800點(下跌7.1%),觸發熔斷機製,美股市交易暫停。這可是2008年的金融危機時才出現過的末日景象!受此影響,用來避險的美國債價格應聲上揚,導致10年期國債回報率繼續下跌至0.56%。金融市場恐慌,對房貸利率而言可是好消息!房貸利率的價格也確實在進一步變好,但由於受到各家貸款公司產能的限製,房貸利率的下降幅度遠遠沒有國債回報率的跌幅。

沙特此次祭出的石油價格戰,已經不是第一次了。上次是2014年底2015年初,沙特為了打擊美國本土的油頁岩石油開采公司,放量壓低石油價格,導致原油價格從$100/桶的高點,一路跌到近$20/桶。而這次石油價格戰,卻有所不同,實際上真正是由俄國發起的,其目的也是為了打擊美國本土的石油開采公司,並以此反擊美國川普政府對俄國的經濟製裁。俄國和以沙特為首的石油輸出國組織的談判其實已經進行了一段時間,但普京選擇新冠疫情在世界範圍內爆發並已經開始引起投資者和消費者恐慌的絕佳時間點,放出勝負手,拒絕沙特的限產保油價的建議,引誘沙特增產,打壓油價,加深金融市場的恐慌,算是給川普政府狠狠地上一把眼藥,甚至有可能影響到11月份的美國大選。

目前重新貸款50萬的利率,30年固定的零費用重貸利率降至3.000%,15年仍為2.75%;購房貸款50萬左右,30年固定的利率仍為3.000%,15年仍為2.75%。

順便提醒一下:如果想鎖定一個理想的利率,你首先應盡快選定一家貸款公司開始遞交房貸申請,著手準備材料,然後等到利率滿意的時候下手鎖定利率。現在重新貸款的人很多,各家貸款公司都在滿負荷運轉;同時現在利率變好通常維持的時間很短,如果你等到利率變好的當天再下手開始申請,很有可能會貽誤時機。
