房客修好了熱水器

熱水器pilot可以點然, 但用熱水器 turn on 後會自動熄滅. 房客co-sign 的父親幫忙修好了熱水器。 他在email 裏 詳細敘述了過程, 貼出來給大家分享。 Thank you for allowing us to deduct the $160.00 from the February rent. The kids did complain to us, but got by the two weeks with the little/no hot water. I’m happy to say that I finally got the hot water tank working properly last week. I finally did some research on that particular brand and problem. What I found out was that “ some gas tanks” made after 2003 have a closed gas system for safety. These tanks have a small pre-filter belt (which is missing on this heater. Probably taken off and discarded when it was installed) at the bottom of those tanks. They also have a metal or ceramic Flame Arrestor located in the very bottom center of the tank you can’t see without a mirror. Without the pre-filter screen the Flame Arrestor will collect household dust and reduce the amount of oxygen needed to keep the pilot and burner burning. I took a mirror a good stiff appliance brush and vacuum cleaner and gave it a very good cleaning and it worked (you can see the attached PDF that I found online). This area has not been cleaned since the tank was installed, that’s why it kept going out. The old couple that were the first owners probably kept having problems and didn’t even know! Since Pro Systems Inc. already had the new burner, thermo coupling and gas burner assembly ordered to put on the tank, I had them go ahead and install when they re-scheduled last week. Since they were paid the service fee for the first visit I thought you might as well get something new, besides the cleaned out sewer pipe. Now you not only have the new gas valve you had fixed, the remaining components are new as well. Unless you develop a leak in the tank this should last you for a while. As long as the area under the tank is kept cleaned out with a brush and vacuum every three to six months. I’m going to put a set of instructions inside the water heater closet so the next person will know to keep the area cleaned out. It gives great instructions on the water heater. I was able to take what I had discovered clean the Flame Arrestor and get the kids hot water. The next day while the plumber had the burner out of the tank I had him clean the area from the top side just as a double measure. It had some soot but not enough to cause any problems as the bottom underneath. Like I said when I cleaned the bottom it was closed completely off with old dust. It has been some 40 years since I have had to deal with any Gas type hot water heater, I’ve always had electric and learned something new! I even shared the information with the two plumbers that were there the second visit and they were shocked to learn about the cleaning instructions, they also learned something new. I’ve even since shared the instructions with some of our maintenance employees here at FedEx and they also have learned something new. It appears to be a manufacturing type flaw and not a very well- known trade secret. I’ll certainly keep passing it on! I’m glad we got everything fixed,
