I got a reply from listing agent in CA "The home is zoned R1 but currently set up as a duplex with 2 full kitchens. There may be a garage conversion with no permits, can not verify with the county. Please talk with your lender to see if this is an lender/appraisal issue."
Can somebody knows about the relation between no permit with the lender/appraisal explain some? I don't want send an appraisal and then found out they won't be suitable for lending.

| | | | 回答: 由 於 車庫改房間,地下室裝修成房間,加蓋SUNROOM等等都需要先申請permit,然後建,然後county審查通過,如果不走這些程序,改建或是擴建就是illegal,illigal的房子銀行不敢貸款。
每個州執行的寬鬆不同,有的發現就罰款,然後一定要求申請permit,有些州寬鬆,沒有人管,但貸款做appraisal時(現在的情況下)一般都通過不了。最近我一朋友就遇到這樣一個情況,貸款被拒了。
為什麽要permit,是因為美國對於房間尤其是臥室有要求,怕不審批自行修建的危害居住人的健康,也是為安全考慮。 |
