............Tenant shall promptly notify Landlord of any damage or defect of the Premises. Landlord shall use best efforts to repair or replace any such damaged area, appliance or equipment within 72 hours of notification. If the owner does not response within 72 hours, the tenant may initiate the repair itself. The tenant needs to get approval from the landlord for any repairs exceeding $500. The tenant needs to provide the landlord receipt for reimbursement of repair cost. The tenant is responsible for routine minor repairs (drain clogging, broken bulbs, etc). The tenant must meet any maintenance and sanitation standards required by local housing codes. A tenant is financially responsible for any damages, including infestations by insects or other pests caused by acts or inactions of the tenant. The tenant shall have full responsibility for any repair/replacement cost for the damage caused by their misconduct. For each of the other repair/replacement, tenant shall be responsible for the first fifty dollars ($50.00). The Landlord shall be responsible for whatever the remaining cost of those repair/replacement.....
