I hope now you know it's not always as good as it seems.
2。自己可以到Small Claim Court,填寫提訴表。並且寄雙掛號信給當事人的住址,再加上自己親送,若當事人不在或不肯簽收,可塞在門縫下。可以請朋友一起去作證。
3。一般來說得到法院裁決之後,就可以請法警去驅趕Eviction。 (法警可能要按排時間)
三天的通知應直接交到相關的成人手中。我也趕過房客,也考量過自己送還是找人送。最後還是找了個較可靠的專業趕房客公司(大點的地頭蛇)。他們知道怎樣作,也有侓師。送三天的通知一般要60-100美金。開庭700-800美金加出庭費。而且他們會寫明這些費用由房客負擔來嚇唬。
現在試試以房子危險和欠房租兩個理由趕他。
以後還是找管理公司好些,他們專業。租金收入也差不了多少,隻要自己找人維修。而且對自己也有保護。如須要,我可推薦幾個。

以其人之道還治其人之身。拿著紅條子的警示:危房不能住人,房客必須走人!如發生任何意外房東沒有責任。你要做好備案才能對付這些無賴,讓他們簽字畫押(誰出具紅條子誰畫押)以備法庭之用。

我也是房東,我的體會是,買出租房也要考慮地點,房客要選好,才可以避免這些麻煩。
