新加坡特速置地首個私宅項目售出80%

  在房地產領域初試拳腳的凱利板上市公司新加坡特速置地(SingXpress Land),第一個私宅項目推出市場便獲得不俗的成績。

  由該公司部分發展,位於實龍崗路上段和爵登路(Charlton Road)交界處、前和平大廈(Foh Pin Mansion)地段上的Charlton Residences,在11月初開始預展至今已經售出80%,單位平均價格為280萬元。

  新加坡特速置地與ACT控股私人有限公司去年攜手以2140萬元標得的這塊永久地契集體出售地段,將建造21間三層樓的大型聚落式洋房(cluster housing)。前者擁有項目80%股權,後者持其餘的20%。

  新加坡特速置地執行董事陳統武昨天接受本報電訪時表示,有地住宅的需求仍然強勁,該項目的買家以住在附近的提升者居多,至今已經售出17個單位。

  他不認為政府新一輪的降溫措施會影響買氣,畢竟聚落式洋房隻供新加坡公民購買,永久居民要購買必須先獲得批準。

  除了Charlton Residences,新加坡特速置地也將在建屋發展局的設計、興建及銷售計劃(DBSS)下,在白沙發展私人組屋項目。此外,公司也在去年11月標得馬裏士他路235號的誌遠大廈(Waldorf Mansions)集體出售地段,計劃在這個地段上建造樓高20層的豪華共管公寓項目——SingXpress Mansions。

  陳統武表示,由於私人組屋也隻供本地人購買,因此同樣不受新措施影響。至於預計將在明年下半年推出市場的SingXpress Mansions,他也不認為會受到嚴重波及,因為海外買家主要在本地購買超豪華私宅項目,新措施相信將主要影響這類項目的銷售。

  他指出,新措施或將使得整體房地產市場放慢下來,地皮價格可能也會回落,是公司標地的好時機。

  他說,公司未來將著重於較不受經濟放緩影響的項目,包括執行共管公寓(Executive Condominium,簡稱EC)項目在內。《聯合早報》*holily@sph.com.sg


Charlton Residences sees brisk sales

(SINGAPORE) Catalist-listed SingXpress Land Ltd's (SingXpress Land's) latest freehold development, Charlton Residences, continues to draw keen interest from buyers despite worsening market conditions. It has sold around 80 per cent of its units even before the project's official launch in January 2012.

Commenting on the strong turn-out at preview events that started in early November, managing director of SingXpress Land, Chan Heng Fai said: 'We are very pleased with the strong sales of Charlton Residences. It demonstrates the demand for housing with quality design and situated at a good location which the project offers.'

Property agents attribute the freehold cluster housing project's brisk sales to its affordable pricing and close proximity to Kovan MRT Station and schools such as Holy Innocents' High School, Paya Lebar Methodist Girls' School, and Rosyth School.

Units at the three-storey residential development were sold at an average of $2.8 million per unit or about $500 per square foot (psf) and range from 5,350 square feet (sq ft) to 7,696 sq ft in size, with 6 bedrooms and two car park lots each.

Other projects in the listed company's pipeline include a Housing & Development Board (HDB) Design, Build and Sell Scheme (DBSS) development in Pasir Ris and a 20-storey freehold condominium on the former en-bloc site of Waldorf Mansions, which are slated to be launched in the first quarter and second half of next year respectively. When asked about the potential impact of the recently implemented Additional Buyer's Stamp Duty (ABSD) on the group's projects, director of SingXpress Land, Chan Tung Moe said that it could affect the sentiments negatively.

However, he said that the group is unlikely to be adversely affected by the move as its property portfolio caters more to a local customer base, as opposed to permanent residents or foreigners.

In addition, SingXpress Land has also expressed its intention to expand its land bank as 'increasing opportunities' arise on the back of softening prices.

Said Mr Chan: 'We have the next one to two years to accumulate our land bank to position ourselves for future developments.'
