CapitaLand's Nassim condo priced at S$9 million for a 3-bedder

A 55-unit low-rise condo located on the former ANA Hotel site at Nassim Hill has been priced by CapitaLand at between S$9 million and S$33 million.

Designed by Mok Wei Wei of W Architects, the project will be located amid lush greenery to give residents the feel of living in a landed area.

“This will appeal especially to foreigners, who face restrictions buying landed properties on mainland Singapore,” said Wendy Tang, Executive Director (Residential) at Knight Frank, the marketing agent for the development.

“We have begun making private presentations to select prospective clients from Singapore and overseas.”

Prices start from S$9 million for a three-bedroom unit of approximately 2,000 sq ft.

The most expensive unit is the penthouse called The Regent House, which costs S$33 million. The 9,300 sq ft duplex comprises five bedrooms, as well as five dedicated basement parking lots and a chauffeur’s room, with a private lift to the apartment.

In addition, the Nassim condo features a 9,000 sq ft, five-bedroom Pavillion House, with a price tag of S$30 million. It is located on the ground floor and is equipped with three basement parking lots.

Meanwhile, Sim Lian Group recently launched A Treasure Trove near Punggol MRT Station. The 882-unit project comprises 42 penthouses ranging in size from 1,528 sq ft (with two bedrooms) to 4,876 sq ft (seven bedrooms). Penthouse prices range between nearly S$1 million and about S$2.8 million.

The preview of the project started last Thursday. As of 9 September 2011, it has released 24 penthouses, of which 11 have been sold.

Overall, 350 units in the project have been sold, with Singaporeans accounting for 94 percent of the home buyers.

Sim Lian has also released another 200 units, bringing the total units launched to 500 units. The average price is still unchanged at S$866 psf.
