A. Preliminary Works (Sub-Total=$7000)
a. To engage Professional Engineer (PE) to submit and endorse drawings to the followings for Outdoor Refreshment Area (ORA):
1. Building Control Authority (BCA)
2. Fire Safety Shelter Department (FSSD)
3. Housing Development Board (HDB)
4. National Environment Agency (NEA) – if applicable
b. To design, calculate and endorse on Re-enforced Concrete (RC) stumps/footings to hold Newly Proposed Clay Roof
c. To design, calculate and endorse on Main Structural framing elements of Roof
d. To purchase plans from Relevant Plans from BCA and FSSD for submission purpose
1. Demonlition Works (Sub-Total=$950)
1.1 To supply labour and tools to dismantle Existing Canopy and Footings ($150)
1.2 To supply labour and tools to hack off Existing Poles and Lights ($100)
1.3 To excavate and cave out roots for New RC Footings
1.4 To remove Existing Gutter and rainwater downpipes (RWDPs) ($100)
2. Masonry Works (Sub-Total=$3,750)
2.1 To supply labour and materials to dismantle cast RC Footings (RC Stumps) to receive new timber support ($2600)
2.2 To supply waterproofing membrane ($250)
2.3 To make good peripheral of RC Footings with Heavy Duty Ceramic Tiles ($900)
3. Roofing Works (Sub-Total=$27,640)
3.1 To erect Main Framing to support roof using 6-8mm thick Galvanized MS hollow sections ($10,2600)
3.2 To erect Proposed New Roof using Kalzip profiled Metal roofing with C-Channels and Purlins, Angle Plates, BRC Meshes and Insulations ($15,732)
3.3 To cast New gutter and Aluminum Flashing with RWDPs ($1,300)
4. False Ceiling Works and Supports (Sub-Total=$4,704)
4.1 To erect false ceiling panel using Calcium Silicate Board ($4,104)
4.2 To erect Metal Posts to support Metal roofing (4*$150=$600)
5. Electrical Works (Sub-Total=$1,350)
5.1 To supply electrician for the following Works
Fan Points (2*$85=$170)
Labour to fix fans (2*$65=$130)
Lighting Points (10*$55=$550)
Labour to fix lights (10*$15=$150)
5.2 To supply electrician to hack for Concealed Works ($350)
6. Miscellaneous Works (Sub-Total=$400)
6.1 To clear debris after works
6.2 To erect hoarding Works
6.3 To make deposit to management
7. Terms and Conditions
7.1 Payment: 10% Upon confirmation of contract
40% Upon commencement of work
40% Upon completion of masonry work/Main Column Support
commencement of roofing works
10% Upon completion and handover of project
7.2 Warranty of 1 year Workmanship shall commence from the date of handover and completion of Works
7.3 Request of additional, omission and replacement items to be done which is reflected or not reflected in this contract shall be considered as Variation Order
7.4 All on going works shall be put on a halt if Variation Order is found to be affecting the current works
7.5 Prices shall be agreed in writing before the rearrangement of a new Project Schedule for the commencement of the additional works being carried out
8. Variation Order
8.1 A notice of working days shall be given for the planning and rearrangement of a new Project Schedule confirmation of the Variation Order.
8.2 Acknowledgement of the new Project Schedule must be done by the owner either in person, or through fax or e-mail for any works to be continued.
8.3 All agreed price in the Variation order shall be paid in full on the 3rd payment reflected in Section 7: Terms and Conditions.
No changes will be entertained after the completion or goods of the specific items being delivered on site.
9. Cancellation of Contract
9.1 30% compensation will be imposed based on the total value of this contract in the event if either party request to cancel this contract.
9.2 All goods are not returnable and works completed or partial completed will be charged in full amount as quoted in this contract not inclusive of the said compensation.
9.3 All works will be put to a halt if the owner did not comply with the agreed payment terms.
9.4 A new Project Schedule will be planned and rearrangement agreed by both parties before works are recommenced.
