位於武吉班讓、原十哩廣場(Ten Mile Junction)上方的99年地契新私宅項目“The Tennery”,在本星期預售活動推出的217個單位中,賣出了181個單位。每平方英尺價格介於950元至1300元之間。 上述成交價,創下了附近一帶的紀錄,顯著超越了附近二手私宅的轉售價。其中一例,為武吉知馬上段的999年地契項目The Linear,二手尺價介於750元至800元。另一個屋齡較大(12年)、位於柏提路(Petir Road)的99年地契項目美馨園(Maysprings),每平方英尺二手價行情,則介於638至770元。 遠東機構(Far East Organization)指出,預售單位的買家,有80%為新加坡公民和永久居民,他們多是住在武吉班讓、蔡厝港、武吉知馬和武吉甘柏山景(Hillview)等附近地區的專業人士。 The Tennery共有338個單位,其中227個為一房式(619-640平方英尺),有72個為兩臥房單位(860-950平方英尺),它們走“SOHO”路線,即“小型家庭辦公室”單位,有3.4公尺的高挑天花板。 而在售出的181個單位中,有六成為一個臥房單位。 遠東機構將在本周末正式推出此項目,讓公眾選購單位。
遠東機構執行董事兼首席營運總裁謝文華說:“隨著科技推動了信息傳播,更多人尋求多功能的生活空間,允許他們在家裏辦公。” 受訪的市場人士認為,這一組“破紀錄”的成交價,反映出私宅市場中的買氣依然蓬勃。 卓登新達國際研究部主管陳瑞謹指出,The Tennery的單位麵積小,每個單位的單價或許令人可消化得了。不過,這個項目能取得如此高價,顯示出樓市中還是存有滾滾的流動資金,伺機等待進場的時機。 陳瑞謹說:“遠東的這個項目,要乘坐地鐵進市區還是須花較久的時間。能獲得這樣的價錢,令人不禁害怕:我們(樓市)何時才會到達分水嶺?” 國際產業顧問公司總裁邱瑞榮則仍認為,樓市的買家已經失去了對市場價格相對性的敏感。 他舉例:“若要花上1000到1200元的尺價,我會在荷蘭路和班丹穀(Pandan Valley)一帶尋找永久地契私宅,若不介意施工中的地鐵線工程,武吉知馬一帶如賜福路(Shelford)也可以找到1000元左右的尺價。” 至於The Tennery的新尺價,是否會有如長江實業的The Vision一樣,使周圍的私宅價格水漲船高? 邱瑞榮認為,鑒於斜對麵的武吉班讓地鐵站興建工程正在進行,所產生的灰塵及噪音,將對附近私宅價格產生負麵影響,一直到2016年工程竣工後,才會產生正麵效益。 同樣在西部、吉寶置業在上月初推出的湖畔雅居(Lakefront Residences),截至本月中推出的500個單位中則賣出了466個,平均每平方英尺1020元。 |
Over 80% of residential project at The Tennery sold

More than 80 per cent of the 217 units released at residential property The Tennery have been sold, said its developer Far East Organization.
Located at the junction of Woodlands Road and Choa Chu Kang Road, 181 units were taken up at a preview.
Far East Organization said selling prices of The Tennery ranged from S$950 to S$1,300 per square foot.
The Tennery is an apartment complex sitting on the upcoming Junction 10 mall, right at Ten Mile Junction MRT Station.
Far East Organization said the SOHO-inspired property will “breathe new life and a refreshing cosmopolitan flair” into the Bukit Panjang suburb.
80 per cent of the buyers were Singaporeans and permanent residents, while 60 per cent of the units sold were one-bedroom apartments, said Far East Organization.
The property developer added that most of the buyers were professionals living in Bukit Panjang and the surrounding vicinity, such as Choa Chu Kang, Bukit Batok and Hillview.
Due to the strong response, more units of The Tennery will be released during its official launch this coming New Years’ Day, said the developer.
The Tennery is a 16-storey residential development with 338 units in total.
It offers one-and-two-bedroom apartments sized at 619 to 950 square feet, with a floor-to-ceiling height of 3.4 metres for each unit.
