- always purchase home warranty the 1st year before/at closing escrow. afterwards, anything goes wrong will go wrong. on your offer, nothing to hurt to ask seller to pay. my last SS, my agent paid for me. nice, huh?
- home warranty is more expensive to buy after closing.
- remember to request home warranty for deals, A/C included as promotion for new home buyer, which is usually available if you purchase home warranty through your agent. remember to read those fine words. they are super tricky.
- buy home warranty for rental property if you are not handy. don't expect your tenant would use your appliances the way you do (unless you don't provide washer/dryer/fridge). some of them use A/C 24/7. home warranty may be the only solution. just let tenant pay for co-pay (put it in lease). that way, 他們用得很小心. :)
and at least 1 yr for primary home, why not? it's free.
though worry-free is impossible, shall we try worry less then? life is short, isn't it? hehe...
