經常來這裏潛水,看到這裏的朋友們一個房子接一個房子的買,俺真是打心眼兒裏佩服,可做夢也沒想到,俺也會琢麽著買個房子來出租。最近身邊的朋友都在下單子買房,還說我向外星人一樣,不識煙火,問他們一些低級的問題,如: 1300 尺的 Condo 從 58 萬跌到 35 萬了,還是在 不錯的地區,該買嗎?
看中一個 Short Sale 的 Condo ,情況是這樣的:
1300 尺,兩層,房間內部 裝修簡單,正好用來出租。房子的曆史:

問題:
1 :我們應該下什麽樣的價錢給銀行?上個月剛賣了一個37萬,比這個房子的內部裝修好。
2 :這個周未會再去看一下房子,應該注意檢查什麽?目前沒水,沒電。
3 :既然是 Sold as is, 聽代理說,從買了房子到拿到鑰匙這一個月中,從前的房主還是有 鑰匙的,怎樣保證到手的房和我們看到的一樣?
4 :付 20% 還是 40% 的 Downpay?, 貸 15 年,還是 30 年的?
5: 再加一個問題,那個地區目前的情況:280 units and 62 are non- owner occupied,好租嗎?

If so, you have the better chance to show the house while current tenant stay
1. Disclosure report (TDS);
2. Loan contingency;
3. Appraisal contingency;
4. Home inspection contingency;
5. HOA contingency (if it is CONDO or TH)

If it is bank foreclosed or short sale, usually you pay much less than a regular sale, but it depends on if you have competitors.

This list can be very long. You had better go with an experienced friend if your agent is not as good as va_landlord.

At the day of settlement, you need a final walk-through to make sure it is still the same condition.

Depends on your own financial situation. I usually want to pay as little as possible, and terms as long as possible.
