please advise me, how should I do?

I know here have many li cai gao shou. I have a saving around $100,000, and have a house, loan rate as 5% (relatively low), and my husband want go back to China, around 5 years back to USA. we plan to buy an apartment in Beijing, if loan from china, the rate will definite high (around 7%). please give ME some commentS, how I use this money? to paid part of mortgage? or to buy apartment in china (We earn RMB in china)? or use part of money to pay downpayment to invest a duplex or condo at end of next year? which way is better?
