how to select good tenant?

Right now I do tenant screening, there are three family want to rent our house:
1)house rent $1800/month if rent to them, has backruption in october 2004, husband income 53k+(bonus 5k-10k)=60k, wife stay at home, has 19k disablity income from govenment, one son 17 month, one son 12 year old.
2)house rent $1850/month if rent to them, I don\'t know their income yet, the wife is a nurse, husband is a maintance assistant director, with 16 year old and 13 year old sons, have their sick parents (they have hear attack and heart diese)live with them
3)house rent $1900/month if rent to them,just husband and wife live, husband is a rental car manager who has two jobs, but he told me his credit not good, his previous landlord report him late payment, he told me he paid the rent. He wannt 2 year lease to correct his bad credit.
The first two families eager to rent our house. The 3rd one will to see house this weekend.
What should I selected? Seems not have a good one. The house is empty one month. Continue to find good tenant or select one from those 3?
