SUMMARY:昨晚和新冠病毒相關的壞消息不斷,美國關閉了除英國以外與歐洲間的航線,Tom Hanks夫婦在澳大利亞感染新冠病毒,等等,今天(3月12日星期四)華爾街股市開盤後暴跌,創下自1987年以來最大的跌幅!房貸利率也繼續這幾天暴漲的腳步,今天各家lender紛紛多次調高房貸利率。
目前重新貸款50萬的利率,30年固定的零費用重貸利率繼續上漲至3.500%,15年仍為3.125%;購房貸款50萬左右,30年固定的利率仍勉強維持在3.25%,15年漲至2.875%。值得注意的是,5/1 & 7/1 ARM的自住屋房貸利率是新亮點,$50萬左右的自住屋購房貸款,7/1 ARM目前仍然可以做到2.5% with 0 point。
之所以房貸利率會變差,歸根到底還是由房貸債券市場供需失衡決定了的。金融市場裏沒有足夠的買家去買房貸打包債券(Mortgage-Backed Security,簡稱MBS),所以MBS的價格漲不上去,相應的回報率(也就是房貸利率)則降不下來。估計MBS的潛在買家們擔心花高價買了MBS,如果利率再跌,那借款人就會大概率重貸走了,這樣MBS的投資者們會賠錢,所以幹脆不買MBS,轉而去追捧美國債。這也意味著,隨著房貸利率和國債回報率之間的利差擴大,最終smart money為了追求回報率,在市場穩定下來以後還是會回頭搶購房貸打包債券的,那時便是房貸利率掉頭走低的時候。敬請大家一起來關注!
順便提醒一下:如果想鎖定一個理想的利率,你首先應盡快選定一家貸款公司開始遞交房貸申請,著手準備材料,然後等到利率滿意的時候下手鎖定利率。現在重新貸款的人很多,各家貸款公司都在滿負荷運轉;同時現在利率變好通常維持的時間很短,如果你等到利率變好的當天再下手開始申請,很有可能會貽誤時機。<<— 這一點在本周幾天得到了完美的驗證!
