do not sign anything unless you get proper legal advise because the real estate agent could mislead you into signing something that cause you lose the deposit. try to put down as little deposit as possible because you can end of losing it.
my personal experience and really there is no governing authority responsible to get your deposit back. the only way for you to get your deposit back is to go to the court but then the court fees and lawyer expenses would make you think if it really worth to do it.
BE CAREFUL WITH SOME REAL ESTATE AGENTS, GUYS!
