大佬幫忙看看:新手買condo帶的租約。五月到期想漲價。住客回信這麽看

去年買了一個condo 帶租約。市場價1600, 租給阿三一家三口才1300。今年五月到期。我發郵件說要漲到14500. 阿三說我張得太狠。還幫出了小區的規定,說什麽到期後按月算。大佬幫我看看是什麽意思。我能怎麽做

A typical increase in rent from a landlord is max 5% every year, but you have increased the new rent around 12% (1450$) more than the current rent (1300$).
 
I hope you are aware that we are good tenants and we use to credit you the rent on time every month. I am ready to afford 1400$ per month after 5/15/2022. Please reconsider.
 
Also I beleive, as per the shrewsbury green's policy, after 1 year completion for the tenant, it is month on month lease and the tenant can give 1 month notice with the last month's rent paid to the landlord already which I have paid it during the initial lease.
 
Please check and let me know your thoughts.
 
請問:
1. 這種買房帶租約的,這種漲價 cap 還適用嗎?另外我在麻州,麻州有漲價限製嗎?原先的租約不是我簽的。買房帶過來的。
2. 他說的關於month on month lease。 這個是雙方at will 的吧。難道是租客想住多久都行,隻能租客提出終止,房東不能提出終止?如果我不想再續約,需要怎麽做?我是送了first, last 和security deposit的。
 
第一次做房東,啥都不懂呀。
