租客想提前解約合理嗎？

租客9月份入住，每月交租準時，簽了9個月合約，到明年5月結束。月租1400，白玉房。我不喜歡這個租客，因為招租時說明不能有pets, 但是搬入後才告之有兩個comfort animals, 是兩隻大狗。我也是打算明年5月到期後不再跟她續簽了，今天收到她的短信，

“Maelynn and I are looking at taking you up on the offer to break the lease early but the only way we could possibly do that is to apply our $1000 deposit to our last month's rent. Is that something you would be willing to do？”

悲喜各半。想她走，但是現在不好找租客。合同上沒有簽什麽提前解約的事，隻是提了期滿不租要提前30天通知。請問各位老地主，我怎樣才能保護自己的權益？
