已有4房mortgage,地五房可以拿到HELOC嗎?

we have already had 4 mortgages, now we plan to cash buy a bouse and plan to apply for HELOC after closing. My agent told me normally no bank will loan HELOC if you have already had 4 mortgages. Just wondering if anybody here has such experience? Any bank can do the HELOC for 5th house?
