退出購買multi-family的交易,該怎麽把deposit拿回來?

我有朋友在買一彎區San Jose的multi-family, 在offer中已remove了contigency. 但現在她搜集了更多的信息,發現這房子並不值它的價格,在這過程中她被listing agent誤導,她決定退出交易,但想deposit 15萬拿回來。請問這種情況該怎麽辦,大家有沒有合適的律師推薦.
 
The buyer already removed contingency to purchase a multi-family in San Jose, then found out that it is not worth it, and the listing agent has been misleading during the process. Buyer wants to back out and get 150k deposit back. I know the buyer can ask a lawyer to write a letter to seller and easily get back the deposit for residential properties, can the buyer do the same thing in commercial industry? or any other ways to get the deposit back?
