投資房的Closing cost裏麵那些項目是tax deductible？

俺的理解，downpayment算是capital，以後deppreciate. 而預付的tax, HOA, insurance等等是tax deductible。但是title insurance, appraisal fee, credit report fee, broker commission, recording charge, HOA certification fee, 這些該怎麽記賬報稅？
