#4 is the most important factor but it is mostly being ignored. Many people use every penny they have including $$ in retirement accounts to buy rental. This increases the management stress since they can't afford to deal with vacancy for a few months; then they'll pick up problem tenants which create more trouble......

As always, remember the goal of investment - To create the happiness not to sacrifice the life quality.
