誠心請教商業地產投資問題

在下最近對商業地產投資有強烈興趣, 特別是Absolute Triple Net Lease property by  big Pharmacy Chains, such as:

5.5-6% Cap rate, 15 years initial Absolute NNN lease with 5% increase every 5 years, corporate  guarranty by CVS or Walgreens (investment grades), no landlord responsibilities.

手上有現金也有Credit Line (at a floating rate of SOFR + 115 bps), 除了以前買過自用的辦公樓, 沒有別的商業地產投資經驗. 

誠心請教投壇大佬們:

1. Is it good time to buy ?

2. It sounds like good long term  investment, what do I miss here?

3. All cash or partially use credit line ?
