I would rather charge pet rent instead of pet deposit

By the end of the term, if no damages, you would have to refund the deposit.

Even if there are damages, you will have to argue to deduct the pet deposit.

But for pet rent, anyway, you keep it. If there are damages, you can still deduct from the normal deposit.
