出租房刷一層油漆管用嗎？

第一次做地主。請教一下前輩們。

一個2 br condo， 935 sf. 帶租約買的。房客六月份搬出。打算刷牆 以及地毯換vinyl 以後再出租。找了個handyman quote了一下。$1625加材料費。說為了節約時間和成本，隻刷一層漆。請問大佬們，一層漆夠嗎？以下是他給的工作範圍。有沒有啥red flag, 有沒有啥條款要加的？

Remove all outlet and switch covers
Clean any dirty areas of walls 
Prep all walls and trim by repairing any and all cracks, screw and nail holes , caulk areas as needed
Paint all ceilings with ceiling flat white
Paint all trim, baseboard, and doors with a bright semi- gloss white 
Paint all walls with eggshell paint
Clean up areas affected by work being performed
