這個周末把California Guide to Tenants and Landlords 大致讀了一遍。以下幾點以前沒有考慮到跟大家一起學習。
1）考慮把attorney fees 加進lease agreement 裏。話說我的lease agreement 是網上找了個範本，然後吸收了加州realtor lease agreement 和律師朋友跟我的其他一些realtor 公司用的模版的一些因素。但還是在不斷完善之中。準備有時間把Guide 再好好讀讀。就是說如果landlords and tenants get involved in a law suits, landlord 贏得話， tenants should pay all related legal and attorney fees. 但這個好像是double edged sword. 萬一輸了，也要負責tenants 的law suit. 這個還要想一想。
2）lease agreement 裏麵已經disclose lead based paint related. 但發現還應該給tenants 一個copy of the federal goverment's pamphlet "protect your family from lead in your home".
3) 1981 年以前的house 還要disclose Asbestos.
4) 在進入eviction process 之前，其實可以把晚付租金報給credit bureau. 這樣最起碼可以嚇唬嚇唬tenants, 不要一下就撕破臉開始eviction,其實對landlords 損失也很大。
