Section 8 rental is for special kind of tenants. These are the government subsidized tenants. That means government will deposit the check to you account every first of the month if you rent to those special tenants.
The good thing is : you never worry about collect rent
The bad thing: what kind of people will rely on government to pay their rent? Either poor or lazy people.
I do not really want to do with Section 8 for a long time due to the horrible stories I heard. Lots of the tenants are single moms with lots of kids, by the time they moved out, your house is possible trashed.
When they called me, I normally asked them how many kids they had. If there are more than 3 and all different fathers, the only thing you need to do is RUN.
If you do want to do section 8, then make sure you rent to the older folks who are not affected by hormones anymore. They normally stay for a long time.
The government will send out their inspectors to inspect your property to make sure everything is fine. Then you have lots of paperwork to fill out.
They found something today and I had to go back to fix the some stuff.
I like my current tenant. She is in section 8 is because she has cancer. But she is a nice and clean person. I do hope her cancer can be under controlled.
