看看哪個投資房好?

1、15萬 3/2 SFH,租金$1500/月,離家1.5到2小時車程。不好的區,房客全是黑人或老墨或section 8,房價最高時20到30萬。
2、25萬 2/2 Condo,租金$1500/月,離家0.5小時車程,一般的區,租客多是白人或老墨。房價最高時40到50萬。
前者肯定正cash flow, 後者勉強打平,或第一年小虧。照說應該買1,但是離家遠,不好照應。區壞,將來問題可能多,升值潛力不如2.
拿不定主意,請大家踴躍發言。謝謝!
