Which buyer to choose? Any bank approves 10% down loan?

Sorry can't type Chinese at office.

A buyer put an offer with 10% down with highest price. $20K more than another offer which has 25% down.

Both offers got pre-approval from small lender I have never heard, not from big banks like Wells Fargo, B of A....

Which one should I choose?
