我的老婆是學法律的。她上次跟我說，在美國，根據合同法，lease是可以assigned。但是reassignment隻是把兩個小孩變成primary responsible，那對夫妻是secondarily responsible。

你跟兩個小孩之間有口頭協議，是完全valid的lease。是tenants by years（assumed lease）。所以他們不是trespassing。需要走全套eviction程序。

因為那對夫妻已經搬走，你隻要evict兩個小孩就行了。bond them liable for the unpaid rent。

如果知道那對夫妻住哪兒，可以bond them liable for the unpaid rent。
