和大家分享一下我怎莫計算return on capital 歡迎大家提供不同的方法和見解共同學習。用樓下的做例子:

房價 208000

downpayment 25% = 52000

purchase and closing cost assuming 1% point and 5% interest rate for investment property: 3500

cleaning and repair cost assuming house is move in ready, only need to change locks and do a thorough professional cleaning: 200

listing and agent commission: half month rent: 1650/2 = 825

insurance:1000 per year 83 per month

HOA: 65/month

property tax: assuming 2% (TX - low end range)4160/year 436.7 per month

Management fee: 0 assume the owner takes care of this by him/herself

vacancy cost: annual 8% is standard: 1584 per year, 132 per month

monthly mortgage: 837

monthly rental income: 1650

Total monthly outgo: 837+83+65+436+132=1464

Total monthly margin: 186=1650-1464, annual balance with NO repair cost: 186x12=2227

Total investment:5200+3500+200+825=56525

annual return on capital = 2227/56525 = 3.9%

overall, my conclusion is: margin is too thin to be a good deal.
