Where do I find the high cap rate SFHs?

It is better than a bad stock. The rents cover almost all the mortgage and expenses, but I have to throw in the principal payment. The meat factory is bought by a bigger company, so employment could increase. We are four years into a down cycle, maybe the uppper cycle is very close, as the low vacancy shows? 

I greatly appreciate your comments, they are very thoughtful, and obviously you are very experienced. I do have SFHs in other places.
