Texas is very landlord friendly

The standard lease agreement drafted by Texas Association of Realtor is very landlord friendly. It specify that it was tenant's responsibility and at tenant's cost to do the pest control. Landlord never need worry about that.

Last year, I have one section 8 tenant e-mailed me and asked me to have pest control company to do a pest control for her immediately because there are rats inside the house. I forwarded her e-mail to her section 8 case worker and her case worker told me "it was tenant responsibility to keep the unit sanitary unless the lease said differently".I forwarded that e-mail to her and she never complain it any more.
