商業地產的Depreciation Schedule （請教梁大等商業地產大拿）

Strip Mall的一般Depreciation Schedule 是39.5年。若用Component Depreciation Schedule的話，

可以Depreciate快一點。

 

不知應該用哪一個方法。若用Component Depreciation Schedule

（1）是否必須要 Engineering Firm出Component的估價

（2）是否增加IRS Audit的可能性？
