* A lot of money floating. Late comers are moving.

* With loan, 80k for a 32k house. Not a big deal for many ppl.

* People are working in a group to buy/flip with cash. I heard one vietnamese guy showed an account with 1 mil cash.

* Home owners are desparate.

* Inventory is too low.

For a while, I did not feel normal without giving out a cash offer.
