The seller must honor the current lease, and you too if

you close before the lease expires.

So either seller to compansate tenant to have them move out before the lease ends,

or,  you and seller have to wait untill lease expire, then close.

Chance are:  somebody may be willing to close house sooner with tenant in it and you will lose the house
