tenant should be responsible for basic cleaning, professionally shampoo carpet and any damages beyond wear and tear.

when I say beyond wear and tear, be things like permanent stain on carpet, holes bigger than 1/4 inch, paint and marks on walls, intentional damages to appliances, trash left behind...

my court only allow me to claim actual expenses paid out, not my personal time.
