You will have high turn over with high income family. They will more likely move up or buy a house. It is more likely to find long term tennats from low incomes but with enough to pay rent.

One of my friends get into court with white people and other is getting serious trouble with an Asian. I found it easier to deal with black and latino people. They are very straightforward, humourous and 憨厚. But,  certainly, I always avoid rough and rundown communities.
