在黑人區投資房地產?

Signed a contract for a rental property this weekend. Just found out residents in the neighborhood were primarily black. It is a new neighborhood and environment looks ok on the outside. I am a little worried about the quality of future tenants. Anyone has any experiences on this? If I back out now I would lose 1k deposit.
