現在REO的價格上升了很多。每天過目1000個房產信息。以前SS是不看的。跟銀行你來我往那是浪費時間,還不如現金交易拿下便宜的REO。現在好像滿屏都是SS。價格低的REO緊缺,所有REO緊缺,房源緊缺。看來重回MFH市場征戰的日子不遠了。剛miss了一個23-plex。最好的城市,3萬美元/door。low ball bid一個14-plex,all 1b1b. $500-550 per month, 750 sqft. asking for 550K. I can remodel it into 2b1b for $695 if I am creative enough (and I am). I offered 60K down with seller wraping 500K at 5.5% (ROI=25%). was countered with 100K down wrapping 450K at 7.5% (ROI=15%). I am not interested in going forward, since I can still make 15% ROI easily in SFH plus an instant equity of 130-150%. Missing the days that ROI was around 25% and instant equity was 150%+.
