What's the property tax?

If the property tax is around 1.1%, like in bay area, you almost can cover the all the cost from rent, calculated from $38W mortgage.
If it's with your commute distance, you can do rent year by year. Even it's 3 year lease, do not lower your rent. 3 year lease is for tenant's benefit not much yours, unless the rent is already on high end.
