230K now makes sense. For good condition flex space I looked at, $30 could be good deal. I need office in the front, warehouse in the back, air-condition/tight. Depending on condition, warehouse for $20 should be good.

230K is too big, unless you could divide it. Each unit at 10K SF should be easiest at this moment.
