If not insurable, normally 5 days waiting period.  if insurable, 30+ days depends on agent. 

All investors are in the same boat.

I knew someone find a buyer who does not have credit to get loan.  The investor provides private loan to the buyer at 10+% rate.  It could be better than buy and rent out.
