1 year lease end, if month to month, how much my rent should be?

 1. One year lease ended, tanent want to month to month, how much is the reant?

 My one year lease rent is $1900, if month by month, the rent should be higher,

 right? then how much should it be?

 2. month to month is good for lanlord? I just don't like it,

  becuase what if they want to move out in winter, then that will be very hard to

   find new tanent..

any suggestion?
